AIA Document B181™ -2025 is a standard agreement for projects where the Owner utilizes the volumetric modular construction delivery method and employs a Construction Manager as a constructor. It covers six phases: Pre-Design, Schematic Design, Design Development, Construction Documents, Procurement, and Construction. The Architect designs the overall project while the Modular Subcontractor concurrently designs the Modules of the Project. The Architect’s services for the Project are coordinated with the Modular Subcontractor’s professional design services, as well as the Construction Manager’s preconstruction services.
